The home selling process can be very overwhelming sometimes. However, if you find the perfect realtor and the perfect home stager, then that can relieve so much stress from your life. One of the homes that I recently staged had lots of character but was a tad outdated. Therefore, I took a step back took in the positives of the house like the large front porch and freshly painted exterior. Then, I began to think about what t
his home needed to get it ready for sale.
When working on an outdated home, flooring makes a huge difference. My first recommendation for this client’s home was to replace the carpet. My client chose a beige tone carpet making the interior feel more spacious and clean. This simple step also eliminated some odors, which was a great relief to both the realtor and I. As soon as this was done, the remaining tasks became less daunting. If you’re feeling overwhelmed about the first step to take when selling your home, you may not need to look any further than your own feet. When you rip out old flooring and install new floors, you’ll have a fresh canvas and lasting investment.
Walls are the next line of sight you should focus on. We decided to use the same color and just freshened up all the fading patches with signs of wear. This simple step gave the home a bright, new look that clients definitely noticed.. When you are selling your home, painting is one of the least expensive and most jaw dropping things you can do to increase the profit of the sale.
Third, once major repairs are done, it’s always my recommendation to hire a professional cleaner. Cleaning the home before sale gives everything a polished look and highlights all the hard work that you have done to get it sold. A professional will be able to catch all the small spots we might miss, such as the baseboards, fixtures, and lights. It’s amazing what cleaning can do to make a house look brand new. Don’t underestimate the power of presenting a clean home.
Then, finally, it’s time for the character of the house to shine through. It’s time for staging and decor. This is always my favorite part of the process because the best homes have special personal touches. A frame with a beautiful picture or a couch with a cozy throw will go a long way in appealing to clients.
My first home had some amazing features. Along with the new renovations, the home had incredible natural light from multiple windows, including a kitchen skylight! It also had corner shelving in the main living area for speakers, ample storage space, and a beautiful front porch. I drew inspiration from these features and was able to pull the Early American character of the home through all the special details. Staging is like that moment when a picture is put into the perfect frame. Once it’s framed, presenting it to prospective buyers is a simple and profitable endeavor.
